Radon and Real Estate Transactions
Buying or selling can be a difficult process with numerous details to take care of. One detail that shouldn't be over looked is Radon. As of 2014 the Minnesota Department of Health enacted the Minnesota Radon Awareness Act. The MN Radon Awareness Act requires that a seller of a home disclose information about radon in the home. Seller's will need to disclose whether or not they have had the home tested for Radon, and if they have, Seller's shall disclose their knowledge of radon in the house.
With this new disclosure radon has hit the front page of Realtor news, and with this heightened awareness of radon and its potential health risks, both buyers and sellers want to be safe. Many sellers are having their homes tested before listing the house for sale in hopes of making the sale as fast and trouble free as possible, knowing most buyers will want a radon inspection done. If an inspector does find elevated levels of radon in the home don't panic. It doesn't have to be a deal breaker, radon mitigation can solve the problem.
The Minnesota Department of Health issued the following Radon Warning Statement
"The Minnesota Department of Health strongly recommends that ALL home buyers have an indoor radon test performed prior to purchase or taking occupancy, and recommends having the radon levels mitigated if elevated radon concentrations are found. Elevated radon concentrations can easily be reduced by a qualified, certified, or licensed, if applicable, radon mitigator. Every buyer of any interest in residential real property is notified that the property may present exposure to dangerous levels of indoor radon gas that may place the occupants at risk of developing radon-induced lung cancer in nonsmokers and the second leading cause overall. The seller of any interest in residential real property is required to provide the buyer with any information on radon test results of the dwelling." www.health.state.mn.us/radon
